High-Conversion Retail Interior Fitout in Abu Dhabi: Experiential Space Builders

A store has one job: turn people walking past into people walking out with a bag. Everything we build at Maintexx is judged on that. Lighting that makes products look their best, aisles wide enough that nobody feels squeezed, a counter where the queue doesn't block the door. Whether it's a mall boutique, a co-op supermarket or a kiosk in the desert, the rules are the same.

01

Premium Retail Interior Fit-Out Solutions for Luxury Malls and Lifestyle Centers

Malls like Yas Mall, The Galleria Al Maryah Island, Abu Dhabi Mall and Marina Mall each have their own design manual, fit-out deposit, hoarding rules and night-only working hours. At Maintexx, we read the manual before we draw a line, so your design gets approved the first time and the hoarding goes up on schedule. Inside, premium means calm: fewer, better materials, carefully aimed lighting and joinery with tight, clean joints.

  • Night-shift works
  • Premium joinery
02

Specialized Commercial Interior Fit-Out Frameworks for High-End Fashion Boutiques

Fashion lives or dies on three things: light, mirrors and fitting rooms. At Maintexx, we use high colour-rendering LED so fabric looks true, track lights you can re-aim when the collection changes, and wall systems that switch from hanging rails to shelves without new joinery. Fitting rooms get warm, flattering light and enough space to turn around. They're where most buying decisions happen.

  • High-CRI lighting
  • Flexible wall systems
  • Fitting rooms
  • Stock room planning
03

Strategic Retail Renovation and Modification: Rebranding Existing Storefronts

A rebrand doesn't always mean ripping everything out. Often the shell, the AC and half the shelving are fine. We at Maintexx keep what works and change what customers see: new signage and shopfront, repainted façades, new lighting, refreshed fixtures and a better layout. And we do it while you keep trading, working behind screens and through the night. Our Al Hayer Mall façade repaint for Al Ain Coop happened with every shop below it open.

  • Phased re-merchandising

Visual Merchandising Optimization: Custom Joinery, Display Engineering, and Smart Lighting

Shelves, gondolas, promo tables, cash counters and display plinths are made to your exact sizes in the Maintexx workshop in Musaffah. Each one is engineered for the load it carries, from rice sacks to perfume bottles. Lighting is layered: general light to see, accent light to sell, and sensors and timers to stop paying for light nobody needs. Planograms come first, so every fixture is sized around the product it will hold.

Blending Luxury and Expert Fit Out Standards in Flagship Showrooms and Cash Wraps

The cash wrap is the last thing a customer touches and the first thing they remember. It has to look beautiful and survive a thousand transactions a day. In a flagship, we spend where hands and eyes land, and build tough where they don't.

ENTRANCE PROMO CHILLERS ON THE BACK WALL CASH
  • Room to land. Keep the first 2 to 3 metres inside the door clear. People need a moment to adjust before they shop.
  • Drive them right. Most shoppers turn right, so promos go on the right and the path loops round.
  • Essentials at the back. Milk and bread on the back wall pull people past everything else.
  • Pay on the way out. The cash counter sits by the exit, with impulse buys at hand height.

End-to-End Retail Project Management: Moving from Brand Concepts to Completion

Seven very different retail jobs we at Maintexx have delivered: dark stores for online orders, co-op supermarkets, a fulfilment centre, a festival pop-up in the dunes and a mall façade. Filter by type, click the thumbnails to look around, and drag the slider where there's a before and after.

Project 01 · Dark storeClient: Emirates Post · Amazon

An Amazon dark store built for speed, not browsing

Dark storeQuick commerceFit-out

Nobody shops here. Pickers do, against a clock, with a scanner in one hand. Every design choice came down to one question: how many seconds does it add to an order?

What Maintexx delivered
  • Wire and steel shelving runs
  • Bay location signs over every aisle
  • Coloured floor lane marking
  • Exposed ceiling, painted black
  • Linear LED along the aisles
  • AC and insect control units
  • Insulated wall cladding
  • Staff notice boards
From the Maintexx site teamThe big aisle signs aren't decoration. A picker can read "P-1-A, 150 to 160" from ten metres away and walk straight to it. That saves seconds on every order, all day.
Project 02 · Dark storeClient: Emirates Post · Talabat

A Talabat dark store, from dusty shell to stocked chillers

Dark storeRefrigeration coordinationBefore and after

Grocery delivery runs on cold chain. This store needed a long wall of chillers, a frozen section and dry shelving, all inside a basement with services running across the ceiling.

What Maintexx delivered
  • Upright chiller wall installation
  • Chest freezer positions and power
  • Steel shelving runs
  • Suspended linear LED lighting
  • Ground and polished concrete floor
  • Exposed services cleaned and painted
  • CCTV and insect control
  • Chequer plate wall protection
From the Maintexx site teamPolishing the concrete instead of tiling saved weeks and it takes trolley traffic forever. The linear lights run at an angle to the services so they don't fight the pipework overhead.
Project 03 · Fulfilment centreClient: ADCoop

An ecommerce express fulfilment centre for ADCoop

FulfilmentWarehouse retailOffices and staff areas

Online orders need a store that works like a warehouse and a warehouse that works like a store. Forklifts, pickers and delivery vans all share one building, so the layout had to keep them out of each other's way.

What Maintexx delivered
  • Pallet racking and gondola layout
  • High bay LED lighting
  • Chiller line along the wall
  • Clear forklift and picker routes
  • Site office with grid ceiling
  • Staff room and pantry
  • Glass partition to the office
  • Fire safety and signage
From the Maintexx site teamPeople forget the staff room. Pickers on long shifts need somewhere decent to sit, eat and cool down. A good rest area does more for staff retention than you'd think.
Project 04 · SupermarketClient: ADCoop · Khalifa Foundation

A neighbourhood ADCoop store at Khalifa Foundation

SupermarketRoll-out branchTurnkey

A compact store with the new ADCoop look: brand colours on the sign box, a bright shop floor and fresh produce placed where you see it the moment you walk in.

What Maintexx delivered
  • Branded sign box over the entrance
  • Aluminium glazed doors
  • Gondola and wall shelving
  • Timber promo display table
  • Produce chiller on the back wall
  • Suspended linear LED lighting
  • Polished concrete floor
  • Exposed ceiling, painted white
From the Maintexx site teamFresh produce on the back wall, lit up, is the oldest trick in grocery. It's the first thing you see from the door and it pulls you through every aisle to get there.
Project 05 · SupermarketClient: ADCoop · Police College

A campus supermarket that has to handle rush hour

SupermarketCampus retailFit-out

A store on a college campus gets everyone at once, between classes and after shifts. Wide aisles, chillers you can grab from quickly and a cash counter right by the door keep the queue moving.

What Maintexx delivered
  • Multi-deck and glass-door chillers
  • Cold room doors
  • Wall and gondola shelving
  • Linear LED lighting
  • Ceramic floor tiles
  • Air curtain at the entrance
  • CCTV coverage
  • Cash counter by the exit
From the Maintexx site teamAn air curtain over the door looks like a small thing. In Abu Dhabi summer it keeps the chillers from working twice as hard every time the door opens.
Project 06 · Pop-up branchClient: ADCoop · Liwa Festival

A pop-up store in the middle of the Liwa dunes

Pop-upKioskBranding and signage

Festival visitors camping in the desert needed water, charcoal, food and supplies. ADCoop needed a branch that could be set up fast, look unmistakably ADCoop from a distance, and cope with sand, sun and wind.

What Maintexx delivered
  • Fully branded cabin wrap
  • Large rooftop sign box
  • Floodlights for night trading
  • Windows and entrance
  • Shelving and stock space inside
  • Branded flags and ground graphics
From the Maintexx site teamThe rooftop sign is huge on purpose. Out in the dunes, people spot it from the road long before they can read anything else.
Project 07 · Façade refreshClient: Al Ain Coop · Al Hayer Mall

Repainting a mall façade without closing a single shop

FaçadeRenovationLive trading

Al Hayer Mall's sun-faded walls were letting the whole centre down. Al Ain Coop wanted it fresh again, but the supermarket, bakery, exchange and every other tenant had to stay open throughout.

What Maintexx delivered
  • Surface cleaning and repairs
  • Crack filling and primer
  • Exterior-grade paint system
  • Arches and parapet details
  • Work around live shopfronts
  • Safe access and barriers
From the Maintexx site teamExterior paint in Al Ain has to handle 50°C sun and dust storms. We use an exterior-grade system with proper primer, and we paint in the cooler hours so it cures properly.

Smart Budget Fitout Strategies: Maximizing Brand Impact on a 50k Storefront Package

AED 50,000 won't buy a flagship, but it can buy a store people notice. Here's where we tell clients to put the money, and where to hold back.

Signage firstA bright, well-made sign does more for footfall than anything inside. Don't cut corners here.Biggest impact per dirham
Expose the ceilingClean and paint what's there instead of adding a false ceiling. It's cheaper and feels taller.Saves on ceilings
Polish the concreteGrind and seal the slab. It's tough, quick and looks modern.Saves on flooring
Linear lightsLong suspended LED runs light the aisles evenly with fewer fittings.Fewer fixtures
Standard plus one heroUse standard shelving, then add one custom display table at the entrance.Custom where it counts
Brand with paint and graphicsBrand colours and vinyl graphics cost a fraction of feature cladding.Cheap brand presence
Reuse the servicesKeep the AC and distribution boards where they are and adapt the layout to them.Big MEP saving

How a Turnkey Fitout Company in Abu Dhabi Accelerates Store Openings to Prevent Penalty Fees

Most Abu Dhabi mall leases give you a rent-free fit-out period, often somewhere between 30 and 90 days. Open late and you can start paying rent on a closed store, or face penalties under your lease. Every day counts.

A turnkey contractor saves time because the steps overlap. While the mall and the municipality review the drawings, the Maintexx workshop is already building your joinery. When the permit lands, the fixtures are ready to go in.

Check your own lease for the exact fit-out period and penalty terms.

Streamlining Mall Management & Municipality Approvals for Fast-Track Retail Launches

Retail has more approvals than offices, because a mall, a municipality and, for food, a food safety authority all have a say. Most delays come from a bounced submission. At Maintexx, we design to the mall manual and the codes from the first drawing, then submit everything complete.

STEP 1 · MALL

Mall or landlord design approval

The mall checks your shopfront, signage, finishes and layout against its design manual.

Needs: design pack, shopfront elevation, signage details, fit-out deposit

STEP 2 · ADM

Abu Dhabi Municipality

The fit-out permit, issued under the Department of Municipalities and Transport.

Needs: architectural layout, sections, finishes, trade licence

STEP 3 · ADCD

Abu Dhabi Civil Defence

Fire and life safety approval before work, then inspection and a completion certificate.

Needs: fire alarm, sprinklers, emergency light and exit drawings

STEP 4 · ADDC

Power utility

ADDC, now TAQA Distribution, approves the load for lighting, chillers and AC.

Needs: electrical layout, load schedule, DB schedules

Food stores need one moreSupermarkets, bakeries and food kiosks must meet ADAFSA food safety requirements. We plan for them from the start.
Signage gets checked twiceOnce by the mall for looks, and again where external signage needs municipality approval.
Book inspections earlyMall and Civil Defence inspection slots fill up. We book ahead so opening week doesn't slip.

Why Partnering with In-House Retail Refit Experts Eliminates Store Fitout Delays

When the joiner, the electrician and the signage company all work for different people, every hand-off is a chance to lose a week. At Maintexx, most of our key trades are in-house, so there are far fewer hand-offs and far fewer excuses.

That's also what makes us a dependable retail roll-out fit-out contractor and mall kiosk fit-out contractor. Once a design is approved, we can build it again and again, the same way, on time.

  • Own joinery workshopGondolas, counters and displays made in Musaffah. No waiting on a supplier's queue.
  • Own MEP crewLighting, power and AC done by people who answer to the same project manager.
  • Signage and brandingCoordinated with the shopfront from day one, so sizes and fixings match.
  • Approvals in-houseDrawings prepared by the team that will build them.
  • Repeatable kitsFor roll-outs, one approved design kit becomes the template for every branch.
FAQ

Retail fit-out questions we get every week

How much does a retail fit-out cost in Abu Dhabi?

At Maintexx, we use this rough guide: a convenience store or supermarket runs about AED 120 to 220 per sq ft before refrigeration equipment, a fashion or lifestyle boutique AED 220 to 400 per sq ft, and a flagship store AED 400 to 700 or more. Kiosks, pop-ups and small storefronts start from AED 50,000. You'll get an itemised quote after a free site visit.

Which approvals does a shop fit-out need in Abu Dhabi?

Usually mall or landlord design approval, a fit-out permit from Abu Dhabi Municipality, fire and life safety approval from Abu Dhabi Civil Defence, and electrical approval from ADDC, now TAQA Distribution. Food stores also need to meet ADAFSA requirements. At Maintexx, we prepare and submit all of it.

How long does a retail fit-out take?

With Maintexx, a kiosk or pop-up takes about 2 to 4 weeks. A small shop is typically 4 to 8 weeks and a supermarket 8 to 14 weeks, including approvals. We plan the programme around your mall's rent-free fit-out period.

Do you build mall kiosks and pop-up stores?

Yes. At Maintexx, we design and build mall kiosks, festival pop-ups and temporary branches. The ADCoop branch at the Liwa Festival is one of them.

Can you roll out the same design across many branches?

Yes. At Maintexx, we turn one approved design into a kit and build every branch from it, with joinery made in batches in our workshop. That keeps every store consistent and keeps costs down.

Can you refit our store while it stays open?

Yes. At Maintexx, we work behind screens, at night and in phases. We repainted the whole Al Hayer Mall façade for Al Ain Coop while every shop below kept trading.

Do you also build dark stores and fulfilment centres?

Yes. At Maintexx, we've built Amazon and Talabat dark stores for Emirates Post and an ecommerce fulfilment centre for ADCoop. See our warehouse fit-out page too.
