Maintexx designs and builds modern interiors for offices, shops, restaurants, warehouses, hotels and homes. We survey your space, test-fit the layout, show you every finish in 2D, 3D and even a 3D-printed model, then get it approved by DMT and Civil Defence and build it with our own team. One company, one contract, from the first sketch to the last chair.
Most interior projects go wrong in the gap between the designer and the contractor. The render looks perfect, then the site team finds the AC duct is in the way, the furniture doesn't fit, or the material was never available in Abu Dhabi. With design and build, that gap disappears. Our designers, draughtsmen, MEP engineers, joiners and site crew work side by side, so what you approve on screen is what you walk into on handover day.
We also do our homework on materials. We look for finishes that are unique in the market but cost less to own, weighing the price today against cleaning, wear and replacement over the years ahead. A good design should still look good, and still be affordable to maintain, five years from now.
The range of spaces and ideas we work on is huge. Every design starts with a mood board built around the theme you want and the people who will use the space, so a restaurant feels like a restaurant and a head office feels like your brand.
Spaces that work hard every day.
Atmosphere guests remember.
Homes tailored to how you live.
Outdoor space that matches the inside.
Every project follows the same path, whether it's a 300 sq ft kiosk or a full office floor. You approve each stage before we move to the next.
We visit, measure every wall, column, window and service point, and photograph existing conditions.
We draft accurate as-built plans of your space, the base for every design decision that follows.
We learn your brand, budget and audience, then build mood boards for colour, texture and feel.
We test different layouts on your floor plan so you can compare options before committing.
Detailed 2D plans, photo-real 3D renders and, if you want, a 3D-printed scale model of the space.
A full detail set for build: finishes, joinery, ceilings, MEP and every specification.
We submit to DMT, Abu Dhabi Civil Defence and the landlord or developer, and follow up until approved.
Our team builds to the approved drawings, installs furniture and hands over a ready space.
A test fit is a quick layout study on the real floor plan. It shows how many desks, rooms and seats your space can hold, where reception, pantry and services sit, and how people will move through it. It's the fastest way to check whether a unit suits your business, or to compare two units before you commit.
The example on the right is a 2,400 sq ft office. The fixed elements (core, washrooms, columns and windows) come from our site survey; everything else is the proposed layout.
Not sure about a unit yet? Send us the landlord's plan and we'll prepare a test fit with you.
A beautiful render is only the start. Before work begins, we produce a full construction drawing set so nothing is left to guesswork on site: fabrics, colours, wall coverings, joinery, lighting, power and every dimension in between.
In Abu Dhabi, almost any commercial interior change needs approval before work starts. That usually means the Department of Municipalities and Transport (DMT), Abu Dhabi Civil Defence (ADCD) for fire and life safety, and often the landlord or master developer, such as Aldar, with its own fit-out guidelines.
Drawings that are submitted wrongly can sit in the system for weeks while you pay rent on an empty unit. Our team prepares the submission drawings in-house, submits them, answers comments and follows up until the permit is issued. Because we design to the regulations from day one, we're not redrawing at the last minute.
Whoever you hire, check these nine things first. We've added how Maintexx handles each one, so you can compare us fairly.
Ask how they handle DMT, Civil Defence and developer submissions, and who does the work.
An in-house team prepares, submits and follows up on every approval.Residential experience doesn't cover the electrical, mechanical and safety demands of commercial spaces. Look for work similar to yours.
Offices, supermarkets, showrooms, despatch centres and warehouses for clients like ADCoop and Bhatia Brothers.A design consultant hands you drawings. A design and build partner also delivers them, which closes the communication gap.
We offer both, but most clients choose turnkey for one contract and one deadline.Vague quotes lead to costly variations, usually from structural needs, building rules or mid-project material changes.
An itemised BOQ up front, and any change is agreed in writing before we do it.Incorrect submissions to the municipality system can leave your project in limbo while rent keeps running.
Regulation-ready drawings from the start, and active follow-up until the permit is issued.A stunning render is useless if it blocks AC airflow, has no floor boxes for power and data, or ignores acoustic privacy.
MEP engineers review every layout before it reaches you for approval. You should get full mechanical, electrical and plumbing layouts, not just 3D renders.
A full detail drawing set comes with every design and build project. The layout should solve traffic flow, noise, natural light and workstation ergonomics.
Test fits on your actual floor plan before any design is finalised.Delays cost operating days. Ask for weekly milestones and agreed delivery dates written into the contract.
A milestone programme agreed up front, with progress reported every week.Tell us the size, location and style of your space for an instant ballpark figure. Then send it to us, and we'll refine it into an itemised quote after a free site visit.
This is an indicative range only, not a quotation. Your final price depends on the condition of the unit, MEP changes, approvals, materials and furniture, and is confirmed in an itemised quote after a free site visit.
Our multi-skilled teams in Abu Dhabi handle every part of the build, so your design isn't passed between subcontractors. We also design and build common areas such as lobbies and corridors for building owners and facility managers.
A single room, a reception refresh, a kiosk or a one-off feature wall gets the same care as a full floor. Whether it's a commercial space or your home, we tailor the design to your taste and your budget, and we see it through to the end.
"Our client is our king. Your taste leads the design. Our job is to make it real."
Design and build means one company handles both the design and the construction of your interior. Maintexx surveys the space, designs it in 2D and 3D, prepares construction and approval drawings, gets the permits, builds it and supplies the furniture, all under one contract.
A test fit is a quick layout study on your floor plan that shows how many people, desks and rooms the space can hold. It's especially useful before signing a lease or when choosing between two units, because it tells you whether the space works for your business before you commit.
Yes. You approve 2D layouts and photo-realistic 3D renders before anything happens on site. For larger projects we can also produce a 3D-printed scale model, so you can see the look and feel in your hands.
Yes. We prepare the approval drawings in-house, submit them to the Department of Municipalities and Transport, Abu Dhabi Civil Defence and the landlord or developer, and follow up until they're approved.
